What Selling Houses Taught Me About Gender Dynamics

And the key role testosterone plays

I had a career selling real estate long before becoming an online optimization coach.

During that time, I learned A LOT of precious life lessons.

I am incredibly grateful for the skills I built, chief among them:

✅ Grit

✅ Fortitude

✅ Sticktuitiveness

Of all the life lessons I learned, the insights into human psychology were the most interesting.

Especially GENDER dynamics.

Now I know what you’re thinking…

“Hunter, what does gender dynamics have to do with slinging houses? 🤨

Think about it…

Nine times out of 10, when you’re selling residential real estate, you're dealing with two people on the buyer side—a man and a woman.

Here’s how it usually played out…

Most of the decision-making was being driven by the women.

The guy?

He didn’t really care.

I mean, he cared…

But barring some glaring defect, if you showed him five decent homes, he would usually be down with any one of them.

But the women were NOT like that.

Not at all.

They usually had two or three that they liked…

But they’d waffle back and forth between them.

And when they’d ask their husband or boyfriend which one they thought was best?

“I like all of them, babe; which one do you like?”

Let me tell you dudes something: if you want to drive your woman insane (and NOT in a good way), tell her that 🤦‍♂️

I’m not saying that women are incapable of making decisions.

And I’m not saying as a man that, you should box your woman out of the decision-making process.

What I’m saying is that women want to be LED.

In MY experience, here is what the women wanted:

She wanted her man to sit there, be fully present with her in the moment, and listen to her.

She wanted him to listen to all the EMOTIONAL reasons she liked each house.

Then she wanted him to RATIONALLY review the pros and cons, weigh those pros and cons, and then tell her, based on this reasoning and logic, which house HE thought was the best choice.

Because in that moment, the man showed true leadership.

He demonstrated that he was sensitive to her and her emotions and capable of considering them while simultaneously steering the ship in the right direction.

✅ This is what men SHOULD do

✅ This is what men USED to do

❌ But unfortunately, this is what men NO LONGER do

And why don’t they do it?

I could rattle off 4 or 5 different reasons (modern feminism, the education system, etc).

But in my opinion, the biggest driver of this incredible indecisiveness and lack of leadership is hormonal.

Plain and simple - men don’t have enough testosterone.

The men I dealt with in these real estate deals certainly didn’t.

I could tell just by looking at them.

The way they walked, the way they talked, and the way they carried themselves.

It was obvious that they (like almost everyone else in our society) were suffering from a testosterone deficiency.

I’ll let you in on a secret…

When your testosterone is optimized, you don’t act like this.

You act the OPPOSITE.

Men with optimized testosterone are decisive BY NATURE.

They’re not just capable of doing everything I described, but it’s their natural inclination.

Again, this is how men used to behave since the dawn of…well, MEN.

But all of that has been undermined by the testosterone apocalypse that’s been slowly but surely building up steam over the last few decades.

The good news is that it can be fixed.

And not only can it be fixed, but it can be fixed RAPIDLY.

The (overwhelmingly positive) personality changes that I’ve seen happen in a short amount of time in men using therapeutic testosterone have been jaw-dropping.
